The word “home” takes on multiple meanings in everyday language. On one hand, we use it to refer to a physical location, the building that provides shelter from the elements; on the other hand, it also refers to a mental space, a safe place to share with our loved ones. Working in a real estate agency means helping people find their home, in both senses of the term; and that is what sets the work of Gianfranco Tropeano, founder of Capri Dream Immobiliare, apart.
The Story of Capri Dream Immobiliare
“The real estate agency business,” Gianfranco recalls, “was initially started in Naples in 2009. It was only in 2017 that we moved to Capri, where we first established ourselves as a reference point for buying and selling high-end properties, and then expanded our services to the tourism sector.” Today, Capri Dream Immobiliare is a well-known name for the variety of services it offers. Anyone in need of accommodation on the island, whether for a vacation or for a long-term stay, can get the help they need.
“We offer consulting services for medium and long-term rentals and property sales, and we handle advertising properties. Additionally, we manage tourist rentals, overseeing every phase, from guest reception to cleaning and laundry services, including restaurant reservations and organizing boat tours. Finally, we also manage condominium administration.”
A Typical Workday in Capri
Gianfranco’s day is spent giving his all for those who choose Capri Dream Immobiliare. “Clients contact me by phone; when they arrive on the island, we meet in the Piazzetta, and then I take them to the apartments. Once the check-ins are done, my workday is technically finished, but I remain available to solve any problems that may arise.”
“The rest of my work depends on the client’s requests: some just want to be shown to their accommodation, others and I agree on a plan in advance, and I provide extra assistance, including restaurant bookings and other services. Even if we haven’t set up an initial plan, during their stay, clients can call me for advice or to book services like restaurants or boat tours. The goal is to fulfill every desire, because the more satisfied the client is, the more positive word-of-mouth will bring others to use my services.”
The wide range of services offered ensures that the target clientele is equally diverse. “Of course, what we offer depends on the type of property selected. For traditional rentals, our clients tend to be more local, Caprese residents, while for property sales, the geographic scope expands to clients from all over Italy and even abroad. Many dream of living in Capri or owning a second home here to spend their vacations!”
Working in Capri: What’s Different?
Gianfranco, who began his work “on the mainland” and has now moved his business to Capri, fully recognizes the unique nature of working on an island. “Regarding medium- and long-term rentals and property sales, I don’t think there’s a huge difference,” he explains. “However, the tourism side of the business is quite different. First of all, it’s a job that is mostly active during the summer months. As a former visitor, I have now become a worker here on Capri… I work in the summer and rest in the winter, quite the opposite of the city’s rhythm. This is the main difference. I find it very stimulating to work in Capri because I have the opportunity to meet thousands of people from all over the world; it’s a great learning experience in how to interact with different cultures and customs. Finally, I’ve noticed that our clients have higher expectations—they want more attention. Perhaps it’s because those spending their holidays here want to fully experience the renowned hospitality of Capri; and with our work, we strive to uphold the island’s standards, offering everyone who chooses us an experience they’ll always cherish.”
